What this software is, what it is not, and the limits of the figures it produces.
Nature of the service
Kuma Deal Screen is software that helps commercial real estate buyers screen acquisition opportunities. It organizes financial inputs, applies user-configured investment criteria, and produces calculations and reports for internal decision support.
Not advice
Nothing produced by the platform constitutes investment, legal, tax, accounting, lending, brokerage, or appraisal advice. Outputs are not appraisals, valuations, fairness opinions, or offers to buy or sell real property. Users should obtain independent professional advice before transacting.
Assumptions and accuracy
Results depend entirely on the inputs and assumptions supplied by the user or extracted from user-provided documents. Broker packages, operating statements, and rent rolls may be incomplete or inaccurate. Where the platform flags an item as unverified, missing, or outside a benchmark range, the user is responsible for verifying it.
Forward-looking figures
Projected rents, expenses, lease-up periods, exit capitalization rates, and returns are estimates about future conditions. Actual results will differ. Scenario analysis illustrates sensitivity; it does not predict outcomes.
Sample content
Property names, figures, and screening results shown on this website and in interface previews are illustrative sample data and do not describe real assets, transactions, or customer results.
Data handling
Deals, documents, and buy-box configurations are scoped to the customer workspace that created them. Data is encrypted in transit and at rest, and customer deal content is not used to train third-party models.
Kuma Deal Screen is a decision-support and underwriting workflow tool. It does not provide investment, legal, tax, lending, or appraisal advice, and its outputs are not appraisals, valuations, or offers to buy or sell real property. All assumptions and decisions remain the responsibility of the user.
